Recognition of linear space of exquisite value and potentials, located along the existing railway line with accentuated urban greenery

The proposed continuance of the strong urban green belt along the railroad corresponds with the long tradition of the urban planning in Zagreb.

The high-rise structures are immersed in the linear belt of dense greenery. The micro-location of the HZZO building is in harmony with the basic concept. In narrower terms, it is determined by a park in the west and a low, atrium-like construction in the east, and the complementary contents in the second phase. The street that connects Prilaz Baruna Filipovića Street and Gradišćanska Street pours into and “dies away” in the park-square and the main entrance.

As part of a more extensive intervention, the western section is designed as a public park that is transformed into a park-square (they only differ in the treatment of the ground plane) as it approaches the main entrance. On one side, the park is enriched with a children’s playground, given the nearby residential area. The existing parking lot in the north has also been integrated and as such it makes a unity with the park. The plan is to plant trees with airy crowns (ash-tree – Fraxinus Angustifolia) in a 16m-wide area. Three plane-trees already exist in the northern part of the land plot. Four maple-trees (Acer Platanoides) will be planted south of the building, along the Gradišćanska Street at a distance of 8m from one another. Some space on the ground level will be reserved for the planting of higher plants. The park-square links the pedestrians’ access with the building and provides access to vehicles. Six parking places for brief stops are planned by the main entrance. The park-square transposes into a verdant façade with deciduous ivy (Parthenociussus sp.) that entwines the entire building on the east-west direction.

The land plot on which the HZZO office building will be erected is located along Gradišćanska Street, north of and along the railroad, which leads to downtown Zagreb from the west. The plot pertains to the historical urban entity of the City of Zagreb, which is particularly reflected in the concept of the project.

In terms of its micro-location, the future HZZO building follows the basic concept. In narrow terms, it is determined by a park in the west, and low, “atrium”-like construction in the east – the complementary contents envisaged in the second phase. The street connecting Prilaz Baruna Filipovića Street and Gradišćanska Street pours into and “dies with” the park-square and the main entrance (used by staff and clients).

The building is put up along a north-south axis, thus ensuring orientation towards long green perspective in the east-west direction.

The main driveway (from Prilaz Baruna Filipovića Street in the north) is logically added to the existing Zagreb-West Health Centre.
